Roof Repair vs. Full Replacement: How to Decide

Roof Repair vs. Full Replacement: How to Decide

Every free inspection we do ends with the same honest answer: repair or replace. Here is how we decide — and how you can too.

Repair Makes Sense When

  • The damage is isolated — a wind-torn section, a single leaking flashing, a few cracked shingles.
  • The roof is under 15 years old and the rest of the field is in good shape.
  • Shingles are still supple and the seal strips are intact.

A targeted repair on a healthy roof can buy 5 to 10 more years for a fraction of replacement cost. When that is the case, we say so.

Replacement Makes Sense When

  • The roof is over 20 years old — repairs on an exhausted roof just shuffle money.
  • Granules are filling the gutters and shingles are brittle or curling across the whole roof.
  • Previous leaks have compromised the decking.
  • Storm damage is widespread enough that an insurance claim or full restoration is the smarter path.

The Trap to Avoid

Repeated repairs on a dying roof feel cheaper but add up. If you have paid for two or three repairs in a few years, a replacement is almost always the better math.

Not sure which side of the line your roof is on? Our free inspection answers exactly that — with no obligation.
